A structural home inspection is an inspection that satisfies the Standards of Practice written by the State, and includes all of the physical components of a home; from the roof all the way down to the foundation. At John Fox Inspections, we typically go far beyond the minimum requirements laid out by the State, as a courtesy to our clients. The inspection fee for a single family home under 2000 square feet is $249 and includes a complimentary Mold Inspection. For every additional 1000 square feet $100 is added to the inspection fee.

Indoor air quality testing for mold is an important step in evaluating the overall health and safety of a home, especially when moisture issues, musty odors, or visible staining are present. Mold spores are microscopic and can spread through the air, often accumulating in areas that are difficult to see, such as behind walls, in HVAC systems, or under flooring. Air sampling allows inspectors to measure the concentration and types of mold spores inside a home and compare them to outdoor conditions to determine whether elevated levels are present. Identifying mold concerns early helps protect occupants from potential respiratory irritants and allergic reactions, while also alerting buyers to hidden moisture problems that could lead to costly structural repairs if left unaddressed.
